FAQ

  • What is valet trash service?

A premium waste and recycling collection amenity for multifamily communities—residents simply leave bagged trash outside their doors, and our team picks it up during designated nights to reduce overflow, improve cleanliness, and enhance resident satisfaction.

  • How does valet trash service work?

Set-Out: Residents place tied trash (and recyclables, if applicable) in assigned containers outside their doors during the window—typically early evening.

Collection: Our uniformed team collects waste—using leak‑proof bags or tilt carts—and transports it to the onsite dumpster or compactor.

Clean-Up: We sweep common areas and return containers, ensuring breezeways and walkways are clean and safe.

  • What items are not accepted through valet trash?

Prohibited items typically include hazardous materials (e.g., batteries, paint), electronics, oversized bulky items (like furniture or appliances), and loose waste. These must be handled through bulk waste pickup or proper disposal channels, which we can help you coordinate.

  • Why wasn't my trash collected?

    Common reasons include:

Trash set out outside the collection window (too early or too late)

Container brought inside before valet arrived

    Unauthorized or improperly bagged waste

Check your property’s schedule and guidelines—if everything lines up and it was still missed, contact your management or us directly for resolution.

  • Who is responsible for billing?

We do not bill residents directly. Our services are contracted and billed through the property management. For billing inquiries, please contact your leasing office.

  • Can this service be added to existing resident fees?

Yes. Valet trash service can be structured as an amenity fee and added to monthly rent, often with the added benefit of being positioned as a value‑added convenience rather than a cost driver.

  • How does valet trash benefit communities and property managers?

Cleaner common areas and fewer overflow issues

Reduction in pest and odor problems

    Improved resident satisfaction and retention

    More efficient maintenance workflows

Helps differentiate your property in a competitive market

  • What benefits do residents enjoy?

Convenient waste disposal—no more trips to distant dumpsters or chutes

Safe, easy set-out in any weather

    Cleaner breezeways and walkways

Added security from nighttime uniformed presence in the community

  • How often is trash collected?

Frequency varies by community, but common schedules include five nights per week. Some operators offer customizable schedules (e.g., Sunday–Thursday), depending on resident needs and property layouts.
